To maintain the beautiful overall appearance, structural health, and functionality of our community, the Courtyards at Lochmere HOA (CALM HOA) Board, in coordination with our property management company (CMG), has contracted CTI Property Services to perform community-wide exterior pressure washing.

The Golden Benefit: As part of our ongoing community maintenance program, the HOA is fully covering the cost of pressure washing the standard exterior siding of your home! Homeowners do not need to pay anything for this core service.

To minimize disruption and ensure a smooth flow of operations, CTI will wash the property in phases based on street locations. Please review your street’s designated window (all services are weather permitting):

  • Speight Branch Road: Tuesday, June 16th & Wednesday, June 17th
  • Stokley View Drive: Thursday, June 18th & Friday, June 19th
  • Fostering Lane: Friday, June 19th
  • Final Touch-Ups: Saturday, June 20th (Reserved in case weather delays progress earlier in the week)

đźš— CRITICAL VEHICLE NOTICE: To allow the service crews safe, unobstructed access and to protect your personal property, all vehicles must be completely relocated from driveways and adjacent parking spots during your street’s designated service window.

đź“‹ How to Prepare Your Home

To ensure a safe and thorough cleaning, please review and complete the following checklist prior to the arrival of the crew on your street:

  • Clear the Perimeter: Ensure patios, decks, and areas surrounding your home are completely clear of any furniture, outdoor dĂ©cor, or valuable items.
  • Unlock Rear Gates: Keep all rear gates unlocked during your service window so crews can seamlessly access and clean your home’s siding.
  • Seal Windows & Doors: Double-check that all windows and doors are completely closed and securely latched to prevent water intrusion.
  • Protect Your Pets: For the safety of the workers and your animals, please keep all pets secured indoors while work is actively being performed.

🌱 The Golden Rule for Side Courtyards & Landscaping: In our community, homeowners with side courtyards have the right to plant up to their neighbor’s property line (including installing freestanding trellises). However, these plantings must never impede home maintenance.

  • Cut It Back: Please inspect your courtyard today and ensure all landscaping and vines are cut back significantly and are not touching your neighbor’s structure or siding.
  • Property Protection: CTI’s primary priority is efficiently washing the siding. The HOA and its vendors cannot be held responsible for damaged landscaping left too close to the active work area.
  • Talk to Neighbors: If a neighbor’s plants are blocking your home’s siding, please have a friendly chat with them immediately so they have time to trim them back before the crews arrive.

🔍 Frequently Asked Questions (FAQs)

Q: Will courtyard patio areas be power washed?

A: No. Only the exterior siding on the sides and fronts of the homes will be washed. The interior courtyard patio areas themselves are not included in the standard HOA package. If a courtyard patio features a screened-in porch, it will be skipped entirely because personal belongings are typically stored inside them.

Q: Do I have to move all my patio furniture out of the courtyard completely?

A: No, you do not need to find a new home for your furniture. Simply pull your furniture, planters, and items away from the house structure to the edge of your courtyard patio. This gives the crew a clear path to access the siding.

Q: I have delicate plants and a new trellis in my courtyard. Will they be trampled?

A: CTI uses specified access routes and exercises extreme caution around gardens. To eliminate chemical or pressure stress, the crew washes surrounding vegetation with clean water both before and after spraying the siding. If you have extremely delicate features like a permanent trellis that cannot be moved, the crew will carefully avoid spraying that specific area. You may also place temporary signage or notes to flag specific plants for the crew.

Q: Will the pressure washing damage our windows, specifically vinyl windows?

A: No. CTI utilizes a specialized low-pressure wash technique for residential structures. It is completely safe and will not affect or damage vinyl or standard windows.

Q: If I opt into the paid exterior window washing, does it cover screen porch glass/vinyl conversions?

A: The standard add-on window washing rate covers the exterior sides of normal house windows only. If you have added glass or vinyl window conversions to a screen porch, those are considered modified homeowner property (no longer standard HOA property) and will incur an extra charge on top of the base window cleaning rate. Please coordinate with CTI directly via the form for a custom quote.

Q: What if I do not want my home washed at all?

A: You have the choice to opt out entirely. Please make sure to fill out the CTI online form as soon as possible so the vendor can update their master list and bypass your unit.
